Who do you do bookkeeping for?
- Buy-and-hold landlords: long-term, mid-term, short-term, co-living.
- Flippers and BRRRR investors, wholesalers, developers and build-to-rent.
- Agents and brokers, out-of-state and creative-finance investors, property managers with clean systems.
- The service business you run alongside your portfolio: a law practice, consulting, coaching.
What does it cost?
- A flat monthly fee, from $200 a month, quoted per client after the Discovery Call.
- Catch-up quoted separately, by the number of months and accounts.
- Onboarding charged separately, quoted with the monthly fee. QuickBooks Online is billed through us at our ProAdvisor rate; the portal and our other tools are included. 1099 filing is charged per form.
Do you prepare taxes?
- No. We keep the books your tax preparer files from.
- A Year-end Review Zoom with you in January, then the year-end package to your preparer by mid-February.
- We work with the preparer you have, or introduce you to one of the CPAs we work alongside.
What does "answered within 24 hours" mean?
- Every bookkeeping question asked in the client portal gets a response within 24 hours, Monday through Friday.
- An acknowledgement that says who is looking and when you will hear back counts. A guess never does.
- Email is a different promise: a personal reply from Jake can take a few days.
What access do you need?
- View-only access to your bank and credit card accounts and your accounting software.
- Never a login that can move money, pay a bill or sign anything.
- Credentials live in an encrypted password manager, reachable only by the people on your books.
Which software do you use?
- QuickBooks Online, or similar software: one file per entity, a class per property.
- A client portal for questions, documents and monthly reports.
- On other software today? We talk about it on the call. Most clients move to QuickBooks Online during onboarding.
I'm behind. How does catch-up work?
- Every past month brought up to today: transactions categorized, real estate events posted the way a preparer expects.
- Accounts reconciled, W-9s collected, a second check.
- A Catch-Up Review Zoom with you, then final reports ready for your preparer. Quoted separately from the monthly fee. See the catch-up phase.
How does a month run?
- Once a week, the weekly tidy: transactions categorized, our questions to you asked and answered.
- On the 15th or before, reconciled financials: your balance sheet, profit and loss, statement of cash flows, and others. See the month, day by day.
Where are you? Do you work with investors outside San Diego?
- San Diego, California, with clients across the United States.
- Everything runs through the portal, email and Zoom, so where you or your properties are does not matter.
Are you investors yourselves?
- Yes. Jake owns short-term, mid-term, long-term and co-living rentals, most bought through the BRRRR method.
- He has flipped, wholesaled and invested out of state. A rehab draw or an intercompany transfer looks familiar the day it lands.
Who do you turn away?
- Businesses outside our focus.
- Property managers whose systems cannot change; clean books need a workable system on both sides.
- Clients who would rather negotiate every fee than fix the books. The Discovery Call is where both sides find out, and we say so kindly.
